Good morning Paul,
Let me start by thanking you for brokering my home refinance loan In December. Your efforts, the efforts of Dirk Franz, and the organization of McKinley mortgage helped to streamline the home load refinance experience.
My wife and I have recently refinanced our single family home located in Southwest Ohio. When I began to compare the cost of acquiring this loan, I was amazed at the difference in fees assessed by the different institutions.
We bough our house in 2005, and Bank of America currently holds my mortgage. Initially I thought it would be best to have them carry out the Re-Fi. Bank of America had quoted origination costs of 1% point, and along with other fees and assessments, the cost to procure this loan was approximately 3x the figure quoted by McKinley. This figure did not include my escrow account totals. Logically, how could any other entity provide a cheaper loan than the establishment with which I was already conducting business? In fact, The Bank of America representative told me that I would not be able to find a better deal because they could waive certain fees.
I then contacted McKinley and found their fee schedule nearly impossible to be true. Their quote shocked me; how could McKinley be less expensive than my current lender? Through email correspondence with Mr. Luck, I kept asking about the fees to secure the loan he was offering. I found it difficult to believe the loan could be preferred with so little expense. Finally, Mr. Luck requested that I bring the email stating the fees to the closing as evidence.
Remembering that competition is typically better for the consumer, I realized now why larger banks are trying to make things difficult for smaller, independent brokerage firms-To remove the competition. It is appalling to think that the fees I might have paid could have been used to squeeze out the competition and most importantly, end up costing me more money.

up lying to us and at our closing we found out that they increased all of the amounts that had been
discussed prior to the closing (including our interest rate, closing costs,and how much we would be able

situation has been hard to justify to most lenders. You were upfront with us throughout the whole process.
And better yet, we had the money we needed, in hand, 2 weeks after we first made contact. We will be
referring everyone we know to McKinley Mortgage in the future. It was a pleasure to do business with a
company that cares about service.
